Contractual Clarity & Professional Governance

Terms & Conditions

Standard service terms governing architectural consulting, grey structure execution, finishing, and turnkey construction contracts with Urban Design & Construction.

Effective & Last Updated: October 25, 2026

01. Agreement & Acceptance

These Terms and Conditions (“Terms”) govern the use of the website and all architectural, engineering, grey structure, interior finishing, and turnkey construction services provided by Urban Design & Construction (“UDC”).

By retaining our services, approving a cost estimate, signing a construction agreement, or accessing our digital portal, you (“Client” or “User”) agree to be legally bound by these Terms and any individual project contracts executed between the parties.

02. Architectural Design & Municipal Bylaw Compliance

Design Phases: Architectural contracts include initial spatial layouts, 2D floor plans, 3D exterior/interior photorealistic renderings, structural engineering drawings, and MEP (mechanical, electrical, plumbing) layout sheets as defined in the specific package.

Bylaw Approvals: Drawings prepared by UDC are engineered to satisfy the building bylaws of respective authorities (CDA, RDA, DHA, Bahria Town, Multi Gardens B-17). While UDC assists clients with submission drawings and technical documentation, final sanctioning rests with the municipal authority.

Design Modifications: Standard design packages include agreed revision cycles. Material modifications requested after structural drawings are frozen or construction has commenced are billed as separate change orders.

03. Quotations, Bill of Quantities (BOQ) & Escalation

  • Validity Period: Quotations and preliminary cost estimates remain valid for thirty (30) days from issuance date due to commodities market movement.
  • Turnkey vs. Cost-Plus Contracts: Lump-sum turnkey agreements specify explicit material grades (e.g., Grade-60 steel, Awwal burnt bricks, specific porcelain tile sizes). Any substitutions requested by the client will adjust the contract sum accordingly.
  • Material Escalation Clauses: In long-term grey structure or commercial projects, escalation clauses for core raw materials (cement, structural deformed bars, diesel) apply as outlined in the signed bilateral contract based on official market indices.

04. Construction Milestones & Payment Schedule

Construction operations proceed strictly based on verifiable site milestones:

Mobilization Advance: Required prior to machinery mobilization, site excavation, and boundary demarcation.
Structural Milestones: Released in tranches upon completion of foundation, plinth beam, ground floor slab casting, first floor slab casting, and parapet wall completion.
Finishing & Handover: Released according to MEP conduit testing, plaster, flooring, woodwork, sanitary installations, and final punch-list handover.

05. Site Access & Client Obligations

To maintain uninterrupted construction progress and safeguard on-site labor:

  • The Client must provide clear, unencumbered physical possession of the plot with demarcated boundary pegs.
  • Temporary site utility connections (water connection for curing and masonry, three-phase or single-phase construction electricity) must be arranged or authorized by the client as per contract.
  • Clients visiting active construction zones must adhere to mandatory safety regulations and wear hard hats in designated zones.

06. Intellectual Property & Blueprint Copyright

All conceptual sketches, 3D renderings, elevations, CAD drawing files, and structural models prepared by Urban Design & Construction remain the intellectual property of UDC until full payment is settled. Upon settlement, the Client receives a permanent license to construct the designated single structure. Duplication or commercial resale of UDC architectural plans to third-party developers is strictly prohibited without prior written authorization.

07. Handover & Defect Liability Guarantee

Upon substantial completion, a joint inspection is conducted, and a formal Handover Certificate is issued. Turnkey residential projects are covered by a standard one (1) year defect liability period for cosmetic finishing imperfections and plumbing/electrical adjustments, and structural integrity guarantees as set forth in the executed building contract.

08. Governing Law & Jurisdiction

These Terms and all construction contracts shall be governed by and interpreted in accordance with the laws of the Islamic Republic of Pakistan. In the event of any contractual dispute, parties agree to seek amicable resolution through good-faith mediation followed by arbitration under the Pakistan Arbitration Act, 1940, subject to the exclusive jurisdiction of the competent courts in Islamabad.
